What Can We Do For You?
 
Firstly, upon your invitation, a no obligation appointment is made for a representative from McDonald Letting to view your property. This would allow our representative to discuss your aspirations and understand your requirements it will also present the opportunity to discuss any queries that you might have on the process of letting and managing your property. We shall also provide a copy of our “Advice for Landlords” handbook which you can later refer to and may provide further assistance in your understanding of our role in obtaining for you the best return for your investment.
 
As we are specialists, we know how to manage property for optimum performance, whilst ensuring smooth running tenancies, and compliance with the various landlord/tenant laws.
 
Full Management OR Find a Tenant Only
 
It is now time to decide whether you would like McDonald Letting to take over the 'Full Management' of your property or whether you would like us to 'Find a Tenant Only'.
 
 
Fully Managed
 
  • Visiting you at your property, and providing a rental valuation and any other advice which you may require about letting your property.
  • Advising you on compliance with the various safety regulations.
  • Locating suitable tenants. Your property will be advertised if necessary, however we have excellent contacts with various company and other establishment personnel departments, and furthermore usually have tenants waiting.
  • Accompanying tenant applicants to view the property.
  • Obtaining and evaluating references and credit checks.
  • Preparing a suitable tenancy agreement and arranging signature by the tenant.
  • Collecting and holding a deposit from the tenant.
  • Preparing an inventory and schedule of condition.
  • Checking the tenant into the property and agreeing the inventory.
  • Supervising the transfer of gas, electricity and council tax accounts into the tenant's name.
  • Receiving rental payments monthly in advance, and paying you promptly, together with a detailed statement from our computerised management systems.
  • If required paying regular outgoings for you from rental payments.
  • Inspecting the property periodically, and reporting any problems to you.
  • Arranging any necessary repairs or maintenance, first liaising with you in the case of larger works.
  • Keeping in touch with the tenant on a routine basis, and arranging renewals of the agreement as necessary.
  • Checking tenants out as required, reletting and continuing the process with the minimum of vacant periods to ensure that you receive the optimum return from your property.
Terms

There are no "up-front" fees.
NO TENANT - NO FEE!!
 
Administration
 
On successfully securing a Tenant for your property the initial Administration Fee is calculated at 50% of the first months rent (subject to a minimum of £200).
 
Management Fee
 
The Management Fee is calculated at 12% of the monthly rent (subject to a minimum of £50).
 
Find a Tenant Only
 
Upon your instruction we would:
 
  • Advertise your property. This could be done through the Internet, local papers, office window display and not forgetting word of mouth.
  • Accompany the prospective tenants to viewings of your property.
  • When a prospective tenant is found, who meets your instruction, we carry out the relevant Referencing and Credit Checks. Should the applicant be successful a 'move in' date is agreed.
  • Prepare an 'in depth' inventory which will reflect the condition of your property. (Copies of which are checked and signed for by the tenant.)
  • Prepare Tenancy Agreements for signature.
  • Accept the payment of cleared funds or bankers draft for the first month's rent and deposit.
  • The next step is to collect all the signatures required. We are then able to give your new tenant copies of relevant documentation and the keys to your property. At this time we make arrangements for future payments of rent.
  • All the service boards such as Gas, Electricity, Water and Council Tax are informed of any reading and the move in dates of your tenants.
  • A Statement of Account is raised by McDonald Letting to reflect the payment of your rent.
Terms
 
The fee for the above service is one months rent.
